Many landlords ask us to take on the responsibility of finding tenants, so they do not have to manage viewings or negotiate directly themselves. To suit different levels of involvement, we offer two main services: Fully Managed and Tenant Find.
Our Fully Managed Service is designed for landlords who want a more hands-off approach. We look after the day-to-day process for you, from marketing and tenant selection through to tenancy setup, rent collection and ongoing management.
What’s included:
- Expert appraisal of your property and rental value
- Internet advertising on the major property portals and the Limestone website
- Accompanied viewings with prospective tenants
- Comprehensive tenant referencing, including credit history and affordability checks, plus employment and previous tenancy references
- Preparation of the tenancy agreement and supporting documents
- Arranging a property inventory
- Collection of the deposit and first month’s rent
- Registration of the deposit with an approved tenancy deposit scheme
- Setting up rent collection and managing ongoing payments
- Coordinating the tenant’s move-in
- Notifying utility companies and the local council of new tenant details
- Regular inspections of the property, with feedback to you

*Our fees are equivalent to 10% plus VAT per month, with a tenancy setup fee of £350 plus VAT.
Our Tenant Find Service is designed for landlords who want help finding the right tenant, while remaining responsible for the ongoing management of the property themselves.
What’s included:
- Marketing your property on the Rightmove, On The Market and the Limestone website
- Arranging and carrying out viewings with prospective tenants
- Right to rent and identity checks
- Tenant referencing and pre-tenancy checks
- Preparation of the tenancy agreement and supporting documents
- Collection of the first month’s rent and deposit
- Coordinating the tenant’s move-in
- Notification of utility providers and the local council of new tenant details, where required

Company lets are excluded from The Tenant Fees Act 2019.
An administration fee (non-refundable) of £540.00 (including VAT) is payable on application.
To renew the tenancy, a fee of £60.00 (including VAT) will be charged.
